We have a personal commitment to conscientious living and our accommodation has been purpose built with this as a serious endeavour. A typical guest comment regarding the warmth in our accommodation on a recent cool day by a guest Rose Giuffridi who asked "why is it so warm in the house, do we have floor heating on?". No, our environmentally friendly home was designed by Energy Victoria of Australia, placed to true North i.e. 10 degree from North and a was personally accessed with particular emphasis on height of North windows to minimize heat entering the home in Summer and maximum sun entering the home in Winter.

Energy efficiency & Building Materials:
Extensive North Facing with double glazed windows throughout provide a natural warmth and reduced noise level for even greater guest comfort.
No glass windows have been placed to the South side, with minimal West windows and the one N/W window of the bedroom is shaded by a creeping vine and roof structure.
The only N/W window in the living area is externally shaded by a pull down canvas blind.
Living areas are open plan for maximum comfort and the bedroom's south orientation is very comfortable in summer with minimal use required of the air conditioner. During winter the open plan nature of the house with the bedroom set on a higher level to the south can be opened up to allow the warmth to naturally flow through.
Air Conditioner's are Daikin with latest environmental features.
100% pure wool insulation in ceilings, walls and floor, with extensive attention to any gaps in the structure prior to internal cladding and the use of Raven seals of high RP value.
Extensive sound proofing of walled areas and adjoining levels (ceilings) also adds to reduced heat loss or gains.
Wood fired heating that is connected to a Beasley hot water service for cooler months.
A Beasley Hot water service that is connected to a bank of solar panels.
Solamite Lining in Ceiling for triple the insulating value of a plaster ceiling where heat loss is at it's greatest.
Energy saving light bulbs.
Natural Ventilation to minimize use of air conditioners.
Extensive use of enviro friendly products, such as non toxic natural eco paints on plastered areas of both apartments and unstained recycled Baltic timbers on walls.
Cedar externally constructed and either internally lined with Baltic pine and sound proofing plaster (Barrier Board) from Total Noise Control, all reduce heat loss, compared to conventional materials.
Water Management:
Water tanks are used to collect rain water and when water has to be purchased we supply a separately collected rain water only tank for drinking the water from the cleaner air of Bass Strait in Southern Victoria.
All water is run through a grey water system to a native garden.
We use a header tank for gravity feed water to apartments.
Domestic Products:
Organic Hemp Curtains for our double glazed windows.
We do all our own linen cleaning so that products are all friendly to the environment, unlike the toxic products used by linen services.
General cleaning of apartments is done with essential oils.
We wash all linen in front loading machines only and air dry them.
Natural Essential Oil Soaps are hand cut for guests.
Food provided for Breakfast:
We source organic products wherever possible including milk (all the time as it is readily accessible), organic local farm eggs, yogurt, organic home made pancake mix and are renowned for our very special organic natural leaven sourdough which greets guests for there arrival time. (There are many entries in the 5 guest books that we have filled since opening 4 years ago regarding our beautiful homemade bread).
