Terms & Conditions of bookings at Summit Views Accommodation:
By accepting these Terms and Conditions, the Guest hereby indemnifies the Manager/Owner in respect of any and all liability (as listed below) and accepts all responsibility for cost arising from any injury or damage suffered as a direct or indirect consequence of the occupancy by the Guest of the property.
Payment of Deposit or Full amount for Summit Views Accommodation indicates acceptance of these Terms & Conditions
Payment & Cancellation Policy:
If more than 30 days notice is given, or the confirmation has been received for less than 2 days, then rescheduling or cancellation of booking is permitted.
Note: A $20 processing fee will be charged:
Rescheduling of a booking within 30 days is strictly subject to rebooking and will also incur a $20 processing fee, if rebooked.
Cancellations within 30 days of arrival that has been confirmed for more than 2 days require full payment, unless the property can be rebooked. If rebooked, the refund will incur a (15%) percent fee, based on the overall amount of the reservation.
Reservation balance will be charged to your credit card 24 hrs prior to arrival unless otherwise arranged
By making payment, you have an exclusive licence to occupy the property for the days specified (but not possession).
No Smoking/Damage-Loss/Cleaning/Policy:
Smoking is not permitted inside the apartments, even if you have the doors open
A charge of $500 to remove smell from furniture upholstery, drapes, carpets and rugs etc, will be charged to your credit card on departure day if detected.
While we do not charge for minor accidental damage or normal wear and tear, the total cost to replace, repair damage or loss in the apartment, building or gardens will be charged to your credit card accordingly; including such items as towelling bleached/dyed/marked by health & beauty care products and linen that is marked with massage oils or tanning products etc.
Standard cleaning services on your departure day are included in the tariff.
Guests are expected to leave the apartment in a neat and tidy state without the need for excessive cleaning.
You are responsible for all cleaning charges in the event that the property is left in a state that requires more than standard cleaning.
For security reasons, lost key/tag in Apartment 2 will be charged at the replacement cost of a new lock mechanism.
Summit Views is not liable for loss to you for any personal belongings while you are in the property. If personal items are left behind please send a reply paid envelope/package in order for us to return the items.
The Guest must provide all the necessary details of a current credit card with an available limit of not less than $5000 to cover any unpaid charges including but not limited to any missing or damaged items (such as herein detailed) on and within the property. The Guest hereby acknowledges and accepts responsibility for all charges (including but not limited to the cost of the replacement of missing, damaged or broken items or property, insurance premium excesses and additional cleaning) and agrees and authorizes the Manager/Owner to apply any charges in accordance with these terms and conditions against the credit card provided. Should any charges be unable to be processed against the credit card for any reason whatsoever, the Guest agrees to make payment to the Manager/Owner within 7 days of any such request for payment.
Check In & Check Out:
We can only advise of times outside our usual arrival & departure on the day, as it is dependent on other bookings.
Heater/Wood Fire Place:
Wood Fire Place in Apartment 1 & Gas Log (flue less heater) in Apartment 2.
Important Note: Please read information section in the 'In House Information' Guide during your stay, prior to the using the fire places in Apartment 1 &2.
Please Note: In Apartment 1, Wood is supplied May to Oct inclusive.
Important Note: The Gas Log fire in Apartment 2 is a fluless type, with acceptable emissions standards for a room of its size; however it is recommended that some minimal ventilation be maintained, eg via the sliding door, and that the fire not be turned on whilst asleep or not present in the apartment for any length of time.
In House Rules:
The number of guests staying is restricted to the couple indicated on the confirmation notification or online booking and in the event that other non authorized guests are found to stay at the property we have the right to terminate the booking without refund or alternative accommodation provided.
Guests are expected to behave in a manner that does not cause disruption to others staying at the property or to neighbouring properties and the noise level must not be audible from neighbouring properties from 10pm to 8am. We reserve the right to remove guests who do not comply and no refunds or alternative accommodation will be given or provided.
The use of candles is strictly prohibited, unless they are in a semi sealed container specifically designed for candle use.

The place of law is Victoria and the courts of Victoria have exclusive jurisdiction.
